THE TALAVERA APPROACH

From First Conversation to Welcome Home.

Every home and homesite is different, so the sequence and details may vary. These stages offer a practical guide to what you can expect and how to prepare for each step.

WHAT CLIENTS CAN EXPECT

Clarity, communication, and a steady process.

From the earliest discussions through the final handoff, we want the experience to feel organized, transparent, and thoughtfully managed. Good homes are built with good decisions, and good decisions are made with clear information.

  • Practical guidance on homesites, scope, and priorities
  • Transparent conversations about budget and timing
  • Clear communication throughout construction
  • Attention to the details that shape long-term value
DISCOVERY

Discovery & Vision

We begin with a conversation about your lifestyle, goals, preferred location, approximate budget and timing. We want to understand how you hope to live in the home, not just how many rooms it needs.

What you can do: Complete the brief home questionnaire, share inspiration photos, and tell us about your priorities.
HOMESITE REVIEW

Homesite Review

A lot can shape everything from the floor plan to the total cost. We discuss access, slope, drainage, utilities, setbacks, HOA requirements and opportunities for views or outdoor living.

What you can do: Share an existing survey or property details, or talk through what you are looking for in a homesite.
DESIGN & PLANNING

Design & Project Planning

We develop a practical direction for the layout and architectural style, bringing together plans, desired features, preliminary specifications and cost considerations.

What you can do: Prioritize must-haves, desired square footage and features that matter most.
BUDGET & AGREEMENT

Budget, Scope & Agreement

Before construction, we work to align the plans, selections, allowances, schedule assumptions and contract scope with the intended investment. We discuss uncertainties so the project begins with informed expectations.

What you can do: Review the proposed scope, pricing structure, responsibilities and selection timelines.
CONSTRUCTION

Construction & Communication

With permits and approvals in place, construction moves through site work, foundation, framing, mechanical systems, finishes and final details. We coordinate trades, review workmanship and communicate progress and upcoming decisions.

What you can do: Stay involved with timely selections, scheduled discussions and clear responses to questions.
WELCOME HOME

Final Walkthrough & Handoff

As the home nears completion, we walk through the finished spaces, address remaining punch items and review the final details. Our goal is a home that feels ready to be enjoyed.

What you can do: Prepare for closing, final utility setup and any move-in planning.
COMMON QUESTIONS

Helpful Answers Before You Get Started.

Do I need to own land before reaching out?

No. If you already have a homesite, we can start there. If not, we can still discuss what type of lot may fit your goals and what to watch for before purchasing.

Can you help evaluate a lot before we buy it?

Yes. Lot topography, access, utilities, restrictions, and drainage can all influence design and cost. Early review is helpful whenever possible.

Do I need completed plans first?

Not necessarily. Some clients already have plans or a design direction, while others begin with ideas, inspiration images, and priorities.

When should we talk about budget?

Early. Budget conversations help guide appropriate design decisions, site assumptions, expectations, and scope from the start.
